The recent announcement of the Federal Government HomeBuilder stimulus scheme for new housing means that the home you have always wanted to build, may well become a reality.
A cash grant of $25,000 will be available to land buyers who sign a build contract before the end of the year. And the grant doesn’t impact on the $15,000 First Home Owner Grant, so if you ARE a first home buyer, you could access up to $40,000 in total!

Tell me more about HomeBuilder
The HomeBuilder Grant is a stimulus package designed by the Federal Government, to assist the building and property industry through the ongoing economic effects of COVID-19.
How long is HomeBuilder available for?
You will need to sign a build contract any time between now and December 31st, 2020. To receive the Grant, you must commence building within 3 months of signing the contract.
Can a builder really start within 3 months?
Yes – certain builders will have the capacity to start within 3 months. The land at Greenhills is titled and build-ready so that there are no onsite delays. Talk to us about choosing your builder, we can help with some introductions!
What’s the age restriction?
Yes, you must be 18 years or older. You also need to be an Australian citizen.
Can I use the HomeBuilder Grant for my holiday home?
No, you must use the Grant for your principle place of residence. Ie, you must be an Owner Occupier, you’ll need to live in the home. No companies or Trusts are eligible for HomeBuilder.
How much can the house be worth?
Yes. The total value of the house and land must not exceed $750,000.
Is the Grant impacted by income?
Yes. The total value of the house and land must not exceed $750,000. Singles must be earning $125,000 annually or less based on 2018-19 tax return or later. Couples must earn $200,000 annually or less based on 2018-19 tax returns or later.
How can I use the HomeBuilder Grant at Greenhills?
You can purchase one of our available, titled allotments in our second stage at Greenhills. The release is selling extremely quickly off the back of the HomeBuilder announcement, so we urge you to move quickly! We can work with you to select the right block and the right builder.
How do I apply for the Grant?
We can help you through this process. You will be able to apply for HomeBuilder through the South Australian revenue office. You will need to provide specific documentation such as:
- proof of identity,
- a copy of the contract, dated and signed by you and the nominated registered or licenced builder,
- a copy of the builder’s registration or licence
- a copy of your 2018-19 tax return (or later) to demonstrate your eligibility against the income cap,
- documents such as council approvals, building contracts or occupation certificates and evidence of land value
- there may be additional documentation needed but this is yet to be announced.

When you stop and take the time to appreciate all things that have come out of the last few months of lockdown, there have been plenty of negatives, but there have also been many positives. While some businesses, incomes, sport and socialising have suffered, the time at home has opened doors to greater connection with family, an opportunity to learn new skills, and time to experience a greater appreciation of ‘home’.

We sat down with Ian Horne, General Manager of Land Development at Connekt Urban Projects and Sales Consultant Richard Joy, to pick their brains about the questions you should be asking when considering buying a block within a land estate. We came away with 5 key questions that we think everyone who is doing their research, should have answered!
Who is the land developer?
When you consider buying into a new land subdivision, it’s important to know who the developer is and to consider a number of key questions: Do they have a proven history and financial capability to deliver the infrastructure, amenities, open space, recreational facilities, landscaping, etc. to the quality they are promising? Over what time frames? Connekt only partner with developers who can deliver, and Greenhills Victor Harbor is a perfect example of this. This project is being developed by a group of very experienced local and interstate developers, who have successfully completed many residential and commercial projects.
Is the land already titled and infrastructure work underway? Or is the developer relying on obtaining a number of pre-sales before they can fund the infrastructure?
The Greenhills developers are delivering the infrastructure, roads, power, water, sewer, without relying on pre-sales. The development is on schedule for Stage 1 to be fully constructed by Autumn 2018. The process of creating individual titles for Stage 1 is also underway and these are expected to be issued late March 2018. This means that anyone buying at Greenhills will not have to wait for a prolonged period to start construction of their new home.
Is there a build time limit?
Do people have to start building within a certain time-frame? The Greenhills encumbrance states that construction must commence within 36 months of settling on the land. While the land is selling quickly, it means buyers won’t be living on a building site for an extended period of time.
Is it a good investment?
If it’s a family home you are building to live in, this may not seem like a relevant question – but it’s good to know that by buying into the correct area, you not only have a great place to live, you are also creating an asset that will grow in value. Factors to consider include future investment in the area, roads, schools, infrastructure. Also consider the size of the development – smaller developments tend to appreciate more than larger ones. Simple supply and demand. With only 69 lots available in an area that is always in demand, we expect to see strong growth at Greenhills.
